Free advice is written by content writers. This is built from years of processing Brisbane rental applications — and it comes with the actual templates, not tips. If one less week of searching or one avoided re-application is worth $39 to you, it pays for itself the first time.

Is this specific to Queensland?

Yes — deliberately. Tenancy rules differ by state. The Playbook covers Queensland's process: the approved application form, the limits on what documents can be requested, and how agencies here actually run applications. It also teaches you to read any agency's process quickly, because every agency does things its own way.

I have a pet / I'm a student / I'm moving from interstate — will this help me?

These are exactly the situations covered in depth: pet resumes that present well, applying with a guarantor, applying to Queensland from a distance, and short or flexible lease asks — all within what Queensland rules allow.

Will this tell me to offer more rent or pay months up front?

No. Queensland caps rent in advance at the start of a tenancy, and we will never advise bidding above the advertised rent or using excess advance payments as a tactic. Strong applications win on completeness and credibility, not on working around the rules.
